What is an EPC?
An Energy Performance Certificate (EPC) describes a property’s energy performance. It gives the home a rating from A to G, estimates typical energy costs and sets out recommended improvements. It helps buyers, tenants and owners understand the property’s energy use.
The certificate assesses the building and its features. It is not a record of your household’s actual bills.
Understanding the A–G rating
A is the most efficient end of the scale; G is the least efficient. The recommendations identify changes that could improve the property’s performance. The outcome will depend on the property and the measures installed.
When do you need one?
In general, an EPC is required when a property is sold, rented out or newly built. It should be commissioned before marketing a home for sale or rent. Some buildings are exempt, so check the official guidance if you are unsure.

How long does it last?
An EPC is normally valid for 10 years. You can check whether your home already has one and download it free through the government’s Find an energy certificate service. A newer certificate replaces an older one.
What happens at the appointment?
The assessor visits to collect information about the property, including its size, construction, heating, glazing and insulation. Make the rooms accessible and discuss any access restrictions before the visit.
